Qualia Development is a Polish real estate development company with 11 years of experience in accomplishment of housing investments in exceptional locations all over Poland.
Under a new name and logo introduced in May 2011, the company continues its activities aimed at becoming the leader in the market of housing buildings and hotel apartments. It also entered the market of commercial real estate. The company has established solid grounds for corporate governance and it is consistent in implementing operational solutions that are characteristic for modern companies operating on the real estate development market.
A decision on a total change of a name - previously PKO BP Inwestycje - resulted from the need to enhance the company's image in the perception of customers as being an entity that renders development but not financial services. A new name and logo clearly communicate the profile of activities and all strengths of the company, that is its quality, professionalism and reliability.
The company's experience and development plans confirm its huge potential. Its achievements so far comprise of almost 3,300 ready flats and apartments - almost 1,400 in Nowy Wilanów investment, over 300 apartments in Neptun Park and more than 1500 flats in completed Marina Mokotów project (as a majority shareholder).
In 2011 the company is going to start selling flats in a project accomplished in Sopot and almost 200 hotel apartments in Gdańsk. The company's plans include a development in the field of flats, hotel apartments and commercial real estate. The ground bank makes it possible to accomplish more than 1,200 flats, over 15,000 square metres of office space and more than 700 hotel apartments.

Currently the company is building 45,000 square metres of housing and commercial space. Qualia Development's plans for the next 3 years assume investments in the total space of 140,000 square metres and an acquisition of new housing and commercial projects. The Company is going to extend the scale of its operations, having ambitions to become the leader in the housing market and market of hotel apartments and a serious player in the commercial real estate market. It is also going to extent its project portfolio to new geographical markets in Poland.
Qualia Development is a member of the Polish Association of Developer Companies and complies with its Best Practices.

- At the end of 2009, the own funds of the PKO BP Inwestycje Sp. z o.o. Group (PKO BP Inwestycje Sp. z o.o and its dependent companies) amounted to PLN 174.1 million (equity attributable to the shareholders of the parent company).
- In 2009, the PKO BP Inwestycje Sp. z o.o. Group reported a net loss in the amount of PLN 1.0 million (loss attributable to the shareholders of the parent company).
- 2008
- As of the end of 2008, the own funds of the PKO BP Inwestycje Sp. z o.o. Group (PKO BP Inwestycje Sp. z o.o and its dependent companies) amounted to PLN 174.8 million (equity attributable to the shareholders of the parent company).
- In 2008, the PKO BP Inwestycje Sp. z o.o. Group reported a net loss in the amount of PLN 4.5 million (loss attributable to the shareholders of the parent company), which was partially caused by a limited demand for residential premises (as a result of a limited financing offered to customers by banks) and a settlement of current investments by a completed contract method.
The strategy and directions of development
Acting previously as PKO BP Inwestycje, for 11 years now Qualia Development has successfully realized projects that characterise with high quality and coherent architectural concepts and that carefully shape the image of cities and their districts,
Qualia Development is 100% owned by PKO Bank Polski. It provides its owner with a regular return on investments through an accomplishment of high-quality projects in attractive locations in selected segments of the housing and commercial real estate market. It guarantees the best price to quality ratio. It plans to develop competence in multi-stage projects, diversification through entering into the commercial segment, an extension of the investment portfolio to new geographic markets in Poland and within the Capital Group of PKO Bank Polski.
Most important events and achievements
2011
Change of the company's image to Qualia Development Sp. z o.o.
In April - commencement of sales of apartments built within the scope of Villa Verde and Villa Siena investments in Nowy Wilanów.
2010
The 3rd stage of Neptun Park investment in Gdańsk-Jelitkowo was added to the offer. It comprises 156 apartments.
The process of marketing and sales centralisation in the Capital Group was completed in September; in compliance to the strategy worked out by the Management Board, direct sales in individual investments started (previously it was outsourced).
In July the company started sales of 174 apartments in the new project "Rezydencja Flotylla" in Międzyzdroje. The works in the area of the investment started in October.
In June the Urban Land Institute (ULI) granted the prestigious 2010 Award for Excellence in EMEA (Europe, Middle East and Africa) edition to Miasteczko Wilanów. The award covers also some investments accomplished by PKO BP Inwestycje - Nowy Wilanów within the borders of Miasteczko Wilanów. It is the highest award that may be granted in the real estate industry for the entire process of project accomplishment, it is compared to the Academy Award -Oscar. ULI's members are prominent town planners, architects, developers, financiers, mayors and presidents of towns and cities.
In June the company obtained occupancy permit for housing buildings in Villa Bianca project (357 flats and apartments) in Nowy Wilanów investment.
In April the company selected the general contractor of Villa Verde and Villa Siena projects comprising the total amount of 266 flats and apartments in Nowy Wilanów investment in Warsaw.
2009
The special purpose vehicle that accomplished Nowy Wilanów investment was awarded with the European Medal by the Office of the Committee for European Integration, the European Social and Economic Committee and the Business Centre Club for products and services characterised by European quality.
In June the company obtained the occupancy permit for 208 flats and apartments in the 2nd stage of Neptun Park investment.
In January the company obtained the occupancy permit for 190 flats and apartments in the Royal Axis stage in Nowy Wilanów investment.
